Some appraisers may ask if you would like to inflate the cost of the ring just in case something happens you would be able to get something nicer with the insurance money.&lt;br /&gt;&lt;br /&gt;3) If something happens to the ring your insurance company will review the appraisal for the particulars of the stone and the band. Then they will go to a wholesale company and price out how much would be needed in order to replace the lost stone and band with a stone and band of like kind and quality. And that is the amount they will pay you to replace your stone and band. You will be referred to the wholesale company to finalize the purchase.&lt;br /&gt;&lt;br /&gt;4) Don't be fooled - just because you insured your engagement ring for big bucks, doesn't mean you'll get it. Insurance companies will only pay what you need in order to replace the ring. They have extensive networks of companies and providers that will replace the lost items at a much lower rate when compared to retail establishments.&lt;br /&gt;&lt;br /&gt;5) Remember, there is a wholesale price and a retail price for your item. Just because your insurance company can replace it at a lower rate doesn't mean it's worth less on the retail side. The sliding scale would look something like:&lt;br /&gt;&lt;br /&gt;50 years - 40%&lt;br /&gt;45 years - 35%&lt;br /&gt;40 years - 30%&lt;br /&gt;&lt;br /&gt;(Sliding scale not typical, it just serves to illustrate a point)&lt;br /&gt;&lt;br /&gt;So if my 50 year old home is destroyed by fire and I need $100,000 to rebuild it and my policy indicates it will pay up to $100,000 ACV Form then I will get a check for $60,000. Yes this means YOU would have to pay the other $40,000 to repair your home.&lt;br /&gt;&lt;br /&gt;That's right your insurance company will pay whatever you need to rebuild the home minus the applicable percentage next to the age of the home.&lt;br /&gt;&lt;br /&gt;With Actual Cash Value the insurance company is not concerned with replacing the building but rather paying you the actual value of what you've lost.&lt;br /&gt;&lt;br /&gt;Ask your insurance company to show you the sliding scale they would use with your policy&lt;br /&gt;&lt;br /&gt;Question: Why would anyone want Actual Cash Value?&lt;br /&gt;&lt;br /&gt;Answer: Sometimes it's cheaper. I don't think the savings is significant enough to justify gambling with your biggest investment. Or your property is in such bad shape that's all you can get, something is better than nothing. I'll make it up to you by publishing two articles today, fair? I think so.&lt;br /&gt;&lt;br /&gt;Question: The market value of my home is $300,000! Why would I want to insure it for less than that?&lt;br /&gt;&lt;br /&gt;First read my article on &lt;a href="http://nofeeinsurance.blogspot.com/2006/01/replacement-value-vs-market-value.html"&gt;Replacement Value Vs. Market Value&lt;/a&gt;.&lt;br /&gt;&lt;br /&gt;Second you never want to overinsure your home! Why? An insurance company will never pay more than what you need in order to rebuild it brand new. Let me give you an example:&lt;br /&gt;&lt;br /&gt;In order to understand this concept I think it's a good idea to exaggerate the situation so that the answer is perfectly clear. Imagine if we could take your home and put it in the most expensive neighborhood in Brooklyn. It's now worth $1,000,000 (Instead of $300,000) to buy it! But to rebuild it from scratch let's just agree it would cost $150,000.&lt;br /&gt;&lt;br /&gt;You quickly call up your insurance company and they insure it for the $1,000,000 and they're excited to charge you $4000 per year no problem. Then a fire destroys your entire home, naturally you file a claim - the insurance company goes down to see what you lost, they look at pictures of the home before the fire and then they send you a check for $150,000.&lt;br /&gt;&lt;br /&gt;But not to worry - with the $150,000 you can rebuild your home and once finished it will be worth $1,000,000 or more when you try to sell it.&lt;br /&gt;&lt;br /&gt;Insurance companies word their hazard policies along these lines:&lt;br /&gt;&lt;br /&gt;"We will pay &lt;span style="font-size:130%;"&gt;UP TO&lt;/span&gt; the amount listed on your declarations page."&lt;br /&gt;&lt;br /&gt;Your hazard policy most certainly will not read like this:&lt;br /&gt;&lt;br /&gt;"We will pay the amount listed on your declarations page"&lt;br /&gt;&lt;br /&gt;Those two little words make such a big difference, don't you agree? It allows the insurance company to pay the customer only for the damages for which they've suffered. Why should I insure my home for less than it's worth?&lt;br /&gt;&lt;br /&gt;Answer: In the insurance world there are a variety of figures that are important. They are, ranked in order of importance:&lt;br /&gt;&lt;br /&gt;1) Replacement Value - Amount of money needed to build something brand new.&lt;br /&gt;2) Mortgage Amount - Amount of your loan.&lt;br /&gt;3) Purchase Price - Amount you paid for the property.&lt;br /&gt;&lt;br /&gt;I don't know the particulars of your situation but it sounds like a common misconception in the hazard or home insurance market. If your insurance broker is telling you the right level of insurance for your home is $180,000 and you paid $300,000 for the house - he/she must be using the replacement cost method.&lt;br /&gt;&lt;br /&gt;This means that someone took the time to figure out how much you would need to rebuild your home from the ground up if it was lost in a fire or some other disaster.&lt;br /&gt;&lt;br /&gt;Food for thought: if your insurance company gives you enough money to rebuild your home brand new what have you lost?&lt;br /&gt;&lt;br /&gt;The answer is nothing. Because if you lose something and I purchase it brand new for you, you've lost nothing, I've made you whole again.&lt;br /&gt;&lt;br /&gt;How much do you think a construction company would charge to build your home brand new? (In your case sounds like $180,000)&lt;br /&gt;&lt;br /&gt;Do you think a construction company would sell you the home for what it cost to build it?&lt;br /&gt;(Of course not, in your case sounds like $300,000)&lt;br /&gt;&lt;br /&gt;The difference between the replacement cost and the market value of your home is the seller's profit!&lt;br /&gt;&lt;br /&gt;I hope this is clear to you. Normally I would illustrate but this forum doesn't allow for diagrams.&lt;br /&gt;&lt;br /&gt;What this means to you - you're saving money by using the replacement cost method. You're not overinsuring your home, and that's important. You never want to overinsure anything!&lt;br /&gt;&lt;br /&gt;It is perfectly okay to ask your broker how he/she arrived at the $180,000 replacement value.  Most insurance companies and brokers use computer programs designed to calculate how much would be needed to rebuild a property.  &lt;a href="http://www.marshallswift.com/"&gt;Click here&lt;/a&gt; to read a little about Marshall &amp; Swift.  Many insurance companies use their software to calculate replacement values.&lt;br /&gt;&lt;br /&gt;As a fail-safe insurance companies also send inspectors to do a variety of things one of which is to quickly double check the replacement value of the home. As a rule of thumb they look for things that can potentially damage your home or for conditions that might cause a liability suit.&lt;br /&gt;&lt;br /&gt;Common conditions that need correcting:&lt;br /&gt;&lt;br /&gt;1) No handrails!&lt;br /&gt;2) Broken and uplifted sidewalk&lt;br /&gt;3) A tree that might fall next time the wind blows&lt;br /&gt;4) Broken windows&lt;br /&gt;5) Broken and uneven stairs&lt;br /&gt;6) Pool without a locked fence&lt;br /&gt;&lt;br /&gt;If you have conditions that need to be corrected you most likely will receive a cancellation notice from the insurance company. But don't worry so long as you fix it - you will be okay.&lt;br /&gt;&lt;br /&gt;What to do once you correct the conditions:&lt;br /&gt;&lt;br /&gt;Obviously if there is something wrong with your home you need to correct it. If you use a licensed contractor it makes things very easy. Most companies will accept a paid receipt, from the contractor, detailing what was done. If it covers the conditions the insurance company pointed out then you will get to keep the policy you have, no problem.&lt;br /&gt;&lt;br /&gt;If you do the work yourself you should take pictures of all the items the insurance company wanted fixed! Send it to your agent / broker so they may submit to the insurance company. This should fix the problem. Don't be afraid of bringing your property file with you when you visit the local insurance office.&lt;br /&gt;&lt;br /&gt;When someone comes in for a property quote ideally the customer would have the following:&lt;br /&gt;&lt;br /&gt;1) Property appraisal&lt;br /&gt;2) Names of all parties that will appear on the deed to the home&lt;br /&gt;3) Names of all parties that appear on the loan documents&lt;br /&gt;4) Date of Birth and Social Security numbers are sometimes needed&lt;br /&gt;5) Loan officer's phone and fax number&lt;br /&gt;6) Commitment letter from the bank&lt;br /&gt;&lt;br /&gt;7) Most importantly you should have an idea of when you will close on your property!&lt;br /&gt;&lt;br /&gt;If you don't have all the information above it's okay - if you focus on gathering all the information on the property you are going to buy you will be able to get a quote.&lt;br /&gt;&lt;br /&gt;When I get a property appraisal I go through it and gather all the information I need in order to generate a quote. Mortgage for the answer to this very common question. Since it's sometimes confused with the insurance for the home I figured we would try to tackle this subject.&lt;br /&gt;&lt;br /&gt;Charles told me the following about PMI or Private Mortgage Insurance A.K.A. Primary Mortgage Insurance:&lt;br /&gt;&lt;br /&gt;"It is insurance that a lender takes out on their behalf when you finance over 80%. This coverage is to protect them against early default.&lt;br /&gt;&lt;br /&gt;The only benefit you have is that where lenders would not consider approving loans where the purchaser could not put down 20% or better, this helped people to get approved.&lt;br /&gt;&lt;br /&gt;The bad part is that it is a small premium that is added to your monthly payment. This does not affect you in a negative manner. It just protects the investor against default.&lt;br /&gt;&lt;br /&gt;You do want to get out of paying it as early as possible, because you always want to lower your monthly payment. Once your payments have reached the 20% mark, PMI is supposed to automatically come off. However, the borrower should be mindful of this.&lt;br /&gt;&lt;br /&gt;Another thing a person can do is after the first year of mortgage payments, you could have your property re-appraised. The increase in value will show that the amount owed on the loan is less than 80% of property value.&lt;br /&gt;&lt;br /&gt;Send that appraisal into your lender and they will recertify your file and remove PMI. And it is almost impossible to get an accurate quote without giving out your Social Security number. So long as you initiated the call and you know whom you're calling I'm sure you'll be safe. If you don't feel safe, ask if you can meet the representative in his/her office. I find that most people believe once they complete this course all their tickets/violations will be deleted permanently from their record. Unfortunately this is too good to be true!&lt;br /&gt;&lt;br /&gt;The 6 hour course, widely available in New York, is locally advertised at DMV, driving schools, supermarket carts, etc. as a quick FIX for the points you've accumulated over the past 18 months. What these clever companies don't tell you is the notation of your violation(s) are left intact on your DMV record for the insurance companies to use for rating purposes.&lt;br /&gt;&lt;br /&gt;The insurance companies, since I’ve been in the insurance business, have never used the DMV point system as their way to rate policies. The insurance companies look at what you have done and they assign a surcharge based on the criteria on your DMV record. So a DWI carries a heavier surcharge when compared to an accident.&lt;br /&gt;&lt;br /&gt;What is it good for you ask?&lt;br /&gt;&lt;br /&gt;All insurance companies in New York must apply a 10% (roughly) discount to your policy if you’ve taken the course. The discount will remain on your policy until it reaches the third anniversary of when you took the course. At which point you can retake the course to get another 10% discount for the following three years. In areas such as downstate New York where premiums on car insurance are high it’s an easy way to reduce your insurance premium.&lt;br /&gt;&lt;br /&gt;The National Safety Council &lt;a href="http://www.nsc.org/train/ddc/ddc86/index.cfm"&gt;NSC.ORG&lt;/a&gt; indicates on their website the course will help you:&lt;br /&gt;&lt;br /&gt;Drive defensively, make smart choices while driving, and sharpen driving skills.&lt;br /&gt;&lt;br /&gt;I completely agree with the N.S.C. – I’ve taken their course several times and it refreshes what we forget or what we take for granted.
